There are many parts of buildings that present challenges in preventative maintenance planning. Working at heights can be one of the most difficult constraints.
Whether internally or externally, buildings typically have many high areas that require periodic attention.
Working at heights is a known area of risk for employees and management of risk is critical to performing these tasks safely and with adherence to regulatory compliance requirements. Cloverdale is a AS/NZ 4801 OH&S certified company.
These high areas can often create high impact or costly cleaning tasks. Our team has methods to mitigate these issues, making them more affordable and safe.
Difficult or slow to clean areas affected by height are:
- Cobwebs
- Vents
- Lighting fixtures
- Plant and equipment filters
- Upper floor windows
- Solar panels
- Exposed beams and rafters
- Security cameras

The Space Vac System
How does it work?
It’s a cleaning system that utilises high tech & light weight carbon fibre in an extension pole system. Attached to a powerful vacuum, this allows work that may have previously required a ladder or lifting platform to be safely operated from ground level.
The kit has multiple heads for reaching different angles, and our units also have a video head attached with a screen at the operator’s level for them to see exactly what they are cleaning at the top of the pole.
What can it clean?
When using this device, our team can move quickly through a variety of high cleaning tasks, such as high dusting, cobwebbing, vent cleaning, cleaning light fixtures, wall panels and even gutters.
Doing this from ground level delivers a safe and more cost effective result.
High window cleaning using a water-fed pole
What is the maximum height that this system can reach?
The poles are incredibly light, and can be handled up to 10 metres high.
There is no rubber blade used in the cleaning- how does it work?
Water is passed through 2 filters, creating a de-mineralised clean water that is pumped to the brush head. The water is always clean, therefore it reduces streaking as 1, the water is devoid of minerals, but also 2, fresh water pumped to the head, rather than dipping in a bucket like traditional window cleaning.
What is the benefit for our clients?
Our clients benefit from a faster turn around on jobs, as when using this system more windows can be reached from ground level.
Whilst a height limitation still remains, many buildings can have their upper level windows cleaned without the need for a lifting platform or boom.
